Management Service

Almost all of our current clients have their properties managed on fully managed basis. We fully control your availability, rates and bookings across various platforms. We handle all payments, guest contact and any emergency 24/7. You will not be required to have any involvement in the day to day running, admin or guest contact (unless you want to).

We keep on top of the regular turnovers and maintenance requirements.

Our standard charges are:

Management Fee – 15%
Booking Site Commission – 0-15% (at cost depending on the agent used)
Cleaning fee (depending on property size and provisions)

As a guide, we expect the following gross booking rates.

Prime Locations (Royal Mile/Old Town/New Town):

1 bedroom – £25000
2 bedroom – £30000
3+ bedroom – £40000+

City Centre outwith Prime locations:

1 bedroom – £20000
2 bedroom – £25-28000
3+ bedroom – £30000+

Outer Edinburgh (e.g. 20-30 minute bus ride to City Centre):

1 bedroom – £16000
2 bedroom – £20000
3+ bedroom – £24000

These are very approximate and depend entirely on the quality, size and facilities available within the property and I’m happy to offer a more accurate appraisal upon enquiry.
